Terms of Service

1. About these terms

These Terms of Service ("Terms") form a binding agreement between you and RoomRadar NL ("RoomRadar", "we") and govern your use of our website and rental-alert service (the "Service"). By creating an account, saving a search or subscribing to email alerts, you agree to these Terms. If you do not agree, please do not use the Service.

2. What the Service does

RoomRadar NL lets you save search preferences for rental homes in the Netherlands (city, radius, budget, property type, move-in window, registration preference and amenity filters), browse aggregated listings, save favorites, and receive email notifications when a newly indexed listing matches your saved search. RoomRadar is an alerting and discovery tool — we are not a landlord, broker or rental agency, we do not own the listed properties, and we are not a party to any rental agreement you enter into.

3. Eligibility and accounts

You must be at least 16 years old to create an account. You are responsible for the accuracy of your registration data, for keeping your login credentials secure, and for any activity under your account. Please notify us immediately at support@roomradar.nl if you suspect unauthorised access.

4. Acceptable use

• Do not scrape, mirror or republish listings or alerts in bulk.
• Do not use the Service to send spam, phishing or fraudulent offers.
• Do not attempt to bypass authentication, rate limits, the unsubscribe mechanism or any security control.
• Do not submit search preferences or favorites on behalf of someone else without their permission.
• Do not use the Service for any purpose that is illegal under Dutch or EU law, including housing fraud and discrimination prohibited by the Dutch General Equal Treatment Act.

5. Listings and matches

Listings are indexed from third-party sources and partner landlords. We take reasonable care to keep them current and accurate but cannot guarantee availability, price, condition, legality or that a property has not already been rented. You must verify every listing directly with the landlord or agency before paying any fee or signing any contract. Match alerts are best-effort: we do not guarantee delivery time, that every matching listing will trigger an email, or that you will be able to secure a property you are notified about.

6. Email alerts, saved searches and favorites

By saving a search you ask us to run our matching engine against new listings and to email you when matches occur. Each email includes the listing title, city, monthly rent, property type and a link to the listing, plus a one-click unsubscribe link. You can unsubscribe at any time from the unsubscribe page or from your profile, and you can delete saved searches and favorites at any time from your dashboard.

7. Fees

The core Service — saved searches, favorites and email alerts — is currently provided free of charge. We may introduce optional paid features in the future; if we do, we will give you advance notice and will not charge you without your explicit consent.

8. Intellectual property

The RoomRadar NL brand, design, source code and aggregated database structure are owned by us and protected by intellectual property law. You receive a personal, non-exclusive, non-transferable licence to use the Service for your own non-commercial housing search.

9. Disclaimer and liability

The Service is provided "as is" and "as available". To the maximum extent permitted by Dutch law, RoomRadar NL is not liable for indirect or consequential damages, lost opportunities to rent a property, missed alerts, third-party listing inaccuracies, or any dispute between you and a landlord or agency. Nothing in these Terms limits liability that cannot be limited by law, including liability for intent or gross negligence and your statutory consumer rights under Dutch and EU law.

10. Termination

You may stop using the Service and delete your account at any time. We may suspend or terminate your account if you breach these Terms, abuse the Service or create risk for other users. Sections that by their nature should survive termination (intellectual property, liability, governing law) will continue to apply.

11. Changes to the Service or Terms

We may update the Service and these Terms as the product evolves. For material changes we will notify you by email or in-app banner at least 14 days before the change takes effect. Continued use of the Service after that date constitutes acceptance.

12. Governing law

These Terms are governed by the laws of the Netherlands. Disputes will be submitted to the competent court in Amsterdam, without prejudice to any mandatory consumer-protection rights you have where you live in the EU.
